Lifecycle property and facility management

Portrait

MIBAG is a major Swiss provider of integrated property and facility management services. Since 2007, the company has been a subsidiary of ETDE, France, an integrator of multi- technical solutions and associated services for public and private clients in the electrical design, contracting, operation and maintenance business.

ETDE belongs to Bouygues Construction, one of the world’s leaders in building, civil engineering, electrical contracting and maintenance with operations in over 80 countries and more than 53,000 employees. Bouygues Construction again is a member of the Bouygues Group, a diversified industrial group focused on construction and telecommunications/media with a workforce of more than 145,000 worldwide and annual revenues of 32.7 billion EUR. “Thanks to our belonging to this strong group, we are in a position to reap significant synergies to the benefit of our customers,” says CEO Stéphane Schneider.

MIBAG was founded in 1994 and set out to develop a leading position in the highly competitive Swiss property and facility management market. Today, it ranks among the foremost players in Switzerland with a long list of references which includes both medium-sized enterprises and large corporations, over 700 employees and annual sales of 100 million CHF. “We are currently handling a third-party turnover of over 200 million CHF,” states Mr. Schneider.

At present, MIBAG is responsible for over 1,200 buildings with more than 50,000 workplaces and approximately 3,000,000 m2 of floor space. The company understands itself as a provider of complete, individual solutions and an integrator of sustainable property and facility management services which it provides to customers from all sectors on a basis of mutual trust. “We focus on people,” Mr. Schneider describes the mission of MIBAG. “On people and their needs and requirements in the working environment.”

In pursuing this mission, the company takes a holistic approach which encompasses all stages of a property’s lifecycle, which can span many decades. It also aims to create optimum conditions and added value for all interest groups, as Mr. Schneider explains. “The owners of a property should achieve a positive return on investment thanks to optimised operating costs. Investors should be able to secure sustained proceeds in the long term. And the users of a building should feel good at work to fully concentrate on their job.”

MIBAG is meeting its customers’ needs and requirements by means of a well-balanced range of modular, integrated property and facility management solutions. These include property management services, commercial facility management services, technical facility management services, infrastructural facility management services, construction projects and workplace management services.

MIBAG offers property management solutions for investors, portfolio managers and users. The range of services includes consulting, management, real estate marketing, trading, lettings and site development. The commercial facility management services are targeted at optimising a building’s operation and increasing its market value and comprise account management, budgeting, controlling, reporting, space management, contract management and operating cost statements.

The technical facility management solutions are aimed at ensuring functional security and long-term value enhancement through building services, electrical services, telematics services, building status reports and optimisation strategies. MIBAG’s infrastructural facility management solutions encompass a full range of services from maintenance and security to reception and cleaning.

The company also handles construction projects, complete with property status analyses, investment planning, feasibility studies, project management and construction execution. An important role in this context is played by energy optimisation concepts and the implementation of energy saving measures.
