From October 5 to 7, 2026, the real estate industry will meet at EXPO REAL in Munich. Around 40,000 experts from real estate, investment, cities, regions, and infrastructure are expected. InfrastructureNow celebrates its premiere and brings together investors, financiers, project developers, operators, and municipalities around energy, digital, and social infrastructure. Transform & Beyond focuses on AI, robotics, smart buildings, decarbonization, and new energy solutions for districts. Flexible Housing shows new concepts for affordable, resource-saving, and flexible living. In addition, there is a new Urban Future Stage for future urban and real estate issues, an Investment Forum with topics from data centers to climate risks to the real estate location of Germany, and Guided Tours on innovation and transformation topics at the fairgrounds. CareerDay on October 7 is aimed at students, graduates, and young professionals.
InfrastructureNow: Infrastructure as a separate asset class
One of the major innovations is InfrastructureNow. EXPO REAL expands its profile from a real estate and investment fair to a platform that explicitly includes investable infrastructure. The focus is on energy infrastructure, digital infrastructure, and social infrastructure. Discussed are investment strategies, financing models, partnerships, regulatory developments, and specific projects. Behind this is an economically relevant development: properties can increasingly not be considered independently of their infrastructure. Data centers need a powerful energy supply and data connections, new districts need networks, mobility solutions, and social infrastructure. The investment need is so high that public financing alone is unlikely to suffice in many places. Other topics include AI and robotics, Construction 4.0, Cleantech, decarbonization, and data-driven market and location analyses. AI is also present in the conference program. On the first day of the fair, a keynote followed by a discussion on AI, agent systems, and real estate valuation is planned. This shifts the discussion further from what artificial intelligence could generally achieve to its practical application.
