Interview with Dr. Karsten Klöcker, Spokesperson for the Management Board of Bayern Facility Management GmbH
More and more companies and administrations are outsourcing the technical management of their properties to competent hands and focusing entirely on their core business. As an experienced partner for technical building management in its own federal state, Bayerische Facility Management GmbH, based in Munich, has established itself. In addition, the company advises companies and authorities nationwide on construction projects and energy efficiency, as well as the issue of sustainability.
"We are close to our customers, we are flexible, and we convince with the quality of our work," states Dr. Karsten Klöcker, spokesman for the management of Bayern Facility Management GmbH, as reasons that speak for the company. "The fact that customers are satisfied with us is also shown by the numerous recommendations through which we in turn receive new orders." Nationwide, Bayern FM provides advice on construction and energy management as well as sustainability. Operationally, the company focuses on Bavaria and offers services for technical building management there. "These include janitorial services, maintenance, disruption management and minor construction measures, as well as maintenance, inspection, operation, and management," explains Dr. Karsten Klöcker, who leads the company together with Thomas Aumer. Bayern FM is exclusively active for commercial customers. The properties they manage include offices and administrations as well as production facilities and test benches.
Founded as a spin-off
Bayern FM was established in 2004 as a spin-off from Bavarian State Bank and has been experiencing strong growth since then. The Bavarian State Bank is the sole shareholder of Bayern FM, which currently employs 380 people and generates revenue of 60 million EUR. Bayern FM also includes the security firm Bayern CS with an additional 120 employees. To maintain contact with existing customers, a distinct communication concept was developed, where janitors and facility managers play a key role. In marketing, the operation focuses on the internet and social networks. Additionally, it participates in trade shows like BIM World and Expo Real, both in Munich.
Digitally organized
To make processes as efficient as possible, Bayern FM is largely digitized. Invoices and maintenance records are created digitally, Computer-Aided Facility Management (CAFM) and Building Information Management (BIM) are also focus areas. The same applies to sustainability. "Sustainability is one of the top issues, especially in the banking environment," knows Dr. Karsten Klöcker. "We advise our clients on the efficient use of energy and introduce energy management systems to them. We are converting our own vehicles to electric drives." The work climate at Bayern FM is characterized by a positive basic mood and mutual appreciation. Last year, a new leadership model was also created. "We want to continue to grow and expand our capacity," describes the spokesman of the management the ambitions for the future. "We want to expand our value chain and further increase customer satisfaction."
