Renovate - But Safely
Interview with Maurice Rose, Authorized Signatory of MKI Industrie Service GmbH
For a long time, it was the wonder drug in construction - asbestos, fibrous minerals that were chemically resistant, heat resistant, non-flammable, tensile, elastic, and cost-effective. Today we know: asbestos is especially dangerous, which is why it was banned in 1993. It is still dangerous today. MKI Industrie Service GmbH is a pioneer and expert when it comes to professional equipment and concept development for pollutant remediation.
According to IG Bau, East and West Germany imported around four million tons of asbestos from the 1950s to the late 1980s. This would mean that around 9.4 million residential buildings nationwide are contaminated. Asbestos becomes harmful to health when fibers are released and inhaled. Extreme caution is necessary when handling this dangerous material. Those who want to be on the safe side work with MKI, a renowned specialist in the field of pollutant remediation.
Pioneering Work with Future Potential
"My grandfather founded the company in 1999 and was thus a pioneer, one of the first in Germany to offer equipment and materials for pollutant remediation. Before that, he was the first in Germany to start distributing equipment and supplies for pollutant remediation from a Dutch firm before he went into business for himself," recounts Maurice Rose, his grandson, who grew up with the company and is today an authorized signatory and member of the management team.
"When my parents stepped into his shoes, they mainly developed the company technically (product development), constantly looking for new solutions that were not yet available on the German market, so that today we can secure certain market shares through specific products that we distribute exclusively. There are comparable products, but none with such a good price-performance ratio."
360-Degree Service for Customers
Since 2006, MKI has been incorporated as a GmbH, and since 2022, it has been located in a new building in Hadamar-Oberweyer, where around 35 employees work – fifteen new staff have been hired in the last three years alone. Flat hierarchies, short decision-making paths, and a good climate characterize the everyday working environment here. The portfolio rests on five pillars: sales, rental business, workshop and services, project business with consulting and renovation concepts, as well as training for equipment instructions, low-emission procedures, and asbestos training – a result of 25 years in the market. The 360-degree service is an important unique selling proposition.
"We are more than just a sales company; we create renovation concepts, offer advice, provide training, and draw on decades of know-how," emphasizes Maurice Rose. "This distinguishes us from the market and is a path we will continue to pursue. We stand on multiple pillars and focus on what we are skilled at. For everything we are not skilled at, we work closely with external partners and can thereby mutually benefit from synergistic effects."
Clear Focus with Depth
MKI is capable of many things. It sells refurbishment technology such as grinding and milling techniques, lock technology, personal protective equipment, consumables and packaging materials; everything that is sold in technical equipment is also available for rent. The company is also a competent contact for BT procedures (low-emission processes). MKI is in demand for power plant refurbishments, develops concepts for this and provides the technology. In the future, the company wants to continue to grow with its tasks - healthy and sustainable, as Maurice Rose emphasizes. The conditions for this are good.
"We see great potential in the area of construction in existing buildings, especially with regard to the shortage of housing and the upcoming energy-related renovations," he says. "At the moment, the construction industry is in crisis, there is no new construction and less renovation than expected. Nevertheless, we expect that the renovation will boom and because there are still many contaminated properties, asbestos stocks in Germany will not be eliminated until at least 2060. Against this backdrop, our goal is to consistently scale the company, particularly in the e-commerce sector; an online store is in the pipeline. We are firmly counting on a long-lasting renovation boom and will be accordingly prepared."
MKI operates mainly in Germany, but also in the DACH region and France. "Becoming a market leader is at the top of the agenda," says Maurice Rose. "There are some challenges to overcome, but we look forward with optimism and give our all to reach our goals - just like in the past.
