Interview with Mag. Florian Danner, Managing Partner of M.O.O.CON GmbH
Spaces and buildings affect people – whether they live or work in them. M.O.O.CON, a business consultancy, utilizes this insight to design work environments that help companies achieve their goals and meet the needs of their employees. The approach is holistic, incorporating the right factors and levers from purpose to project success. People, organization, building, and corresponding services always form a unit – the development of space is the driver of transformation.
M.O.O.CON designs strategies, takes care of building development, optimizes processes, and supports transformations into new work environments. It is always about ensuring that the spaces where people work meet their needs and tasks, help companies achieve their goals, and keep the environment worth living in. 'Sustainability is an important issue for us in all our projects and products. Because the way we design our workplaces today determines the path to the future,' explains Florian Danner, Managing Partner of M.O.O.CON. 'We are a consulting firm and see ourselves as interim managers for our clients. It is always about buildings and work environments. We dive into our clients' projects and together we consider what they can do with their building or portfolio, how they can best adapt their work environment to their goals, and how to make everything sustainable and thus future-proof.' M.O.O.CON is not limited to traditional work environments, but also optimizes learning and cultural worlds of educational and cultural institutions. 'No matter which industry we are in - we are always concerned with the question: ‘How can I achieve the best possible effect with the space as a tool, as a management tool?’'
Think of Buildings and Services as a Unit – Accompany Transformation
In addition to the complete support of new construction, renovation, or relocation projects, M.O.O.CON also offers extensive services in the area of Facility and Corporate Real Estate Management: “Buildings must always be conceived and implemented including their operations,” emphasizes the managing director. Another field of activity is change management in the course of transformation projects. “For such a new work environment to function, it has to be used correctly,” knows Florian Danner. “Accompanying a spatial change is essential for project success. Employees and building functions as well as services must be coordinated.
Expansion of the Spectrum
Originally founded in 1993 as a research unit of the office furniture manufacturer Bene in Austria, over time, the focus expanded from office furniture to space and building. “There is more than just the space, there is the whole building, there are portfolios and entire city districts. We consider the totality of people, organization, building, and services,” explains the managing director. This approach was decisively advanced through a management buyout in 1999, which was followed by the renaming to the current name M.O.O.CON in 2010, reflecting the philosophy. Thus, ‘M’ stands for Menschen (people), ‘O’ for Organisation (organization), another ‘O’ for Objekt (object), and ‘CON’ for Consulting. “In 2019, the regional teams took on more responsibility, and another significant step was the generational change in management at the beginning of 2025,” describes Florian Danner. “We have reduced hierarchies, have diversified, and align ourselves even more strongly to the needs of the market and our customers.”
Impact with Real Estate
Currently, M.O.O.CON employs just under 100 people, achieves a turnover of 12 million EUR, and is also active in Austria and Luxembourg besides Germany. There are regional offices in Germany in Frankfurt, Hamburg, and Munich; in Austria in Vienna and Waidhofen/Ybbs; and in Luxembourg. “There are five owners and four managing directors,” says Florian Danner. The target group of M.O.O.CON consists of companies, public administrations, and organizations that want to achieve an impact with their property as a management tool – regardless of the industry they come from.
Sales as Teamwork
M.O.O.CON is also successful in sales and acquisition as a team. Florian Danner: “We are not focused on a few people who do the sales. It is important to us that all employees become effective with their competencies, thereby maintaining intensive relationships with the customers and also building networks. We are also very active in research, development, and further education, and very busy in various working groups.” The identification with the concerns of the customers and the development of individual solutions is what makes the success for the managing director: “We are never satisfied with the status quo, dive deep into the projects and always want to improve.” For managing director Florian Danner, the next goals are clear: “We would like to find more people who will join us on the journey. To be even closer to our customers, we want to establish ourselves more regionally and also utilize opportunities that AI has to offer.”
